Quick answer
Loan against property explained: LTV mechanics, current rate bands, the Section 24(b) tax line that surprises borrowers, risks and the top-up options.

A loan against property is the cheapest large borrowing available to someone who already owns a house or land — and it is also the loan whose tax treatment surprises people most, whose foreclosure can take years, and whose default stakes are the highest in Indian credit. You are pledging the family's roof. That deserves a slower read than a personal loan advertisement, and this post is it: what LAP actually costs in November 2026, how much you can borrow against what, the tax line most borrowers get wrong, and the discipline the collateral demands.
The product family map, the rate anchors and the EMI machinery live in our loans guide and EMI guide; this page is the property-backed corner.
What LAP is, and what it is not
LAP is a secured loan against the equity in a property you already own — residential, commercial or industrial — with the proceeds usable for most legal purposes: business expansion, debt consolidation, education, medical needs. It is not a home loan: the money is not buying the collateral. That distinction drives everything — pricing (LAP runs a spread above home loans), tax treatment (the home-loan interest deduction mostly does not follow you here, details below), and regulatory classification (lenders book LAP under their mortgage-backed or real-estate exposure buckets, not as individual housing finance).
Pricing in November 2026, from the cluster's verified anchors: HDFC Bank's LAP band runs repo plus 3.05-7.50% — 8.55-13.00% all-in at today's 5.50% repo — with processing fees up to 1%, against home loans at repo plus 2.50-7.95% (Source: HDFC Bank loan against property page, October-November 2026, per our loans guide). The spread over your home loan's rate — typically 0.5-1.5 points — is the price of the money being unregulated-purpose.
How much you can borrow: the LTV mechanics
LAP loan-to-value ratios are set by lenders within broad prudential bounds — no single statutory LTV cap governs LAP the way housing-finance LTV rules govern home loans — and the working market range is 60-75% of the property's value, with the value itself established by the lender's own legal and technical valuation, not your purchase price or your hopes. A ₹77 lakh property at a 65% LTV supports about ₹50 lakh of borrowing; a lender valuing the same property at ₹70 lakh drops the sanction to ₹45.5 lakh at the same ratio. Three practical consequences follow:
- The valuation is the negotiation. A higher sanctioned LTV on a lower valuation can mean less money than a lower LTV on a higher one — get the valuation report, not just the sanction letter.
- Documented income still binds. LAP is secured, but lenders still run the FOIR screen from our approval guide — the property decides the ceiling, your income decides the EMI they believe you can carry.
- RBI's prudential architecture shapes lender behaviour: the 2020 framework tied risk weights on mortgage-backed exposures to LTV bands (lower LTV, lower risk weight — the same logic our home loan guide describes for housing finance), which is why banks prefer low-LTV LAP books (Source: RBI's risk-weight framework for individual housing and real-estate exposures, November 2020, as summarised in current banking analyses).
The rate and tenure picture
LAP tenures run 10-15 years at most banks (HDFC's band tops out around 15), with EMIs computed on the same reducing-balance formula as every other loan. Worked example, checked: ₹50 lakh at 9.5% for 15 years = EMI ₹52,211, total interest about ₹43.98 lakh — nearly the principal again. Two comparisons sharpen the picture. Against a personal loan at 12-16%, LAP is 2.5-6.5 points cheaper — on ₹50 lakh over 15 years that spread is worth tens of lakhs. Against a home loan at 8.5%, LAP is roughly a point dearer for the same collateral — which is why mislabelling matters: if the money is genuinely buying or repairing a house, structure it as a home loan, not LAP, and pocket the spread plus the tax benefits below.
The tax line that surprises LAP borrowers
Here is the provision people get wrong. Under Section 24(b) of the Income-tax Act (the provision the Income-tax Act, 2025 restates in substance from April 2026), interest on a loan is deductible against house-property income only where the loan is for purchase, construction, repair, renewal or reconstruction of the house — with a ₹2 lakh annual cap on the self-occupied case and full deduction against let-out income, set off subject to the annual rules. LAP borrowed for other purposes — business, a wedding, consolidation — does not earn that deduction, however secured it is. Two narrow paths do carry tax benefits: if LAP funds repairs or reconstruction of the property itself, Section 24(b) applies within its caps; if the loan funds a business, the interest is deductible as a business expense against business income (Source: Section 24(b), Income-tax Act; standard tax positions as applied in our home loan and 80C guides). The old regime's Section 80C principal benefit does not exist for LAP at all. Verify the 2025 Act's renumbered section with your CA before claiming — the substance is unchanged, the numbering moved.
The net effect: LAP is a tax-neutral instrument for most personal uses — cheaper than a personal loan, but without the deductions a home loan carries. Budget on the interest cost alone, not on phantom savings.
The risks: what pledging the roof means
- The collateral is where your family lives. Default moves through SARFAESI-style enforcement: notice, possession, auction. LAP defaults are slower than card defaults and graver in consequence — this is the loan you stress-test hardest before signing (the EMI guide's floating-reset arithmetic applies: a repo-linked LAP reprices at least quarterly).
- Tenure drift. A 15-year LAP signed at 45 ends at 60 — overlapping retirement with the family's largest EMI. Run the retirement-overlap question explicitly, not accidentally.
- The valuation cycle. Property values fall too; a leveraged household whose collateral value drops while rates rise is the classic LAP squeeze. The interest-rate and property-price risks stack.
- Top-up temptation. LAP top-ups arrive pre-approved as equity grows — the same blended-rate discipline from our balance-transfer guide applies before stacking more borrowing on the family home.
- The alternative you should price first. For amounts within the gold-loan scale, our gold loan guide covers same-day secured credit at 9-12% with no property at stake. LAP wins on size and tenure; it loses on stakes. Match the collateral to the amount.
LAP versus the alternatives, one table
| Instrument | Typical rate (Nov 2026) | Tenure | Best for |
|---|---|---|---|
| LAP | 8.55-13.00% (HDFC band) | 10-15 yrs | Large, long-tenure needs |
| Home loan | 8.00-13.45% (HDFC band) | up to 30 yrs | Purchase/repair, with 24(b) benefits |
| Gold loan | 8.65-9.95% (SBI band) | 6-24 months | Small, fast needs |
| Personal loan | ~9% to 24%+ | 1-5 yrs | Small unsecured gaps |

What goes wrong with LAP
- Borrowing to the maximum LTV. The sanction is the ceiling, not the budget — at 75% LTV a modest property-price dip puts the family's equity underwater. Our EMI guide's stress-test applies: model the EMI a point higher.
- Expecting a home-loan tax deduction. Section 24(b) follows the loan's purpose, not the collateral — LAP for personal use is tax-neutral. Plan the cash flow without the phantom deduction.
- Long tenure by default. 15 years of interest on money you needed for five is a ₹20-lakh-scale mistake on large loans — the tenure table in our EMI guide prices the trade.
- Ignoring the foreclosure timeline. Selling the property to exit means clearing the charge — the transfer process from our balance-transfer guide runs in reverse, and buyers' banks will want clean papers.
- Commercial property complexities. LAP against commercial premises carries different valuation, LTV and tax lines — get specific advice before signing.
The verdict
LAP is the cheapest way to convert property equity into spendable money — 8.55-13.00% at the big banks today, tenures long enough to make EMIs humane, sizes no personal loan can touch. It is also the family's roof on the line, with no tax deduction for most uses and a foreclosure process measured in years. Borrow below the maximum LTV, stress-test the EMI, structure genuinely-housing money as a home loan instead, and treat the gold loan as the right tool whenever the need fits in its smaller box. The loans guide prices the whole family; the EMI guide runs the arithmetic; the approval guide gets you the best slab.
One more lever worth checking before you sign a LAP application: if you already hold a home loan with healthy repayment history, a top-up from the same lender often prices below a fresh LAP and closes faster, because the property title and repayment record are already on file. Our balance transfer and top-up guide walks through when the blended rate beats a new loan, and when it does not.

Key takeaways
- LAP is secured against property you own and usable for most purposes — but it is not a home loan: it runs a spread above home-loan pricing and does not carry the home-loan tax deductions.
- Verified pricing (November 2026): HDFC Bank's LAP band is repo plus 3.05-7.50% — 8.55-13.00% all-in at the 5.50% repo — with processing fees up to 1%.
- LTV is lender-set within broad bounds — typically 60-75% of the lender's own valuation, not your purchase price; the valuation report is the negotiation.
- Worked example, checked: ₹50 lakh at 9.5% for 15 years is an EMI of ₹52,211 with ₹43.98 lakh of total interest — the tenure lever from our EMI guide matters even more here.
- The tax surprise: Section 24(b) interest deduction follows the loan's purpose — LAP for personal uses gets no deduction; it applies only where the loan funds house repair/construction (within the ₹2 lakh self-occupied cap) or as a business expense.
- The risk stack: the family's residence is the collateral, floating LAPs reprice quarterly, and defaults move through years-long enforcement — stress-test the EMI a point higher before signing.
- Price the alternative first: a gold loan at 8.65-9.95% covers smaller, faster needs without the property at stake; a home loan structure beats LAP when the money genuinely buys or repairs the house.
Frequently asked questions
How much loan can I get against my property in India?
Lenders typically fund 60-75% of the property's value as established by their own legal and technical valuation — a ₹77 lakh property at 65% LTV supports about ₹50 lakh. There is no single statutory LTV cap for LAP the way housing finance has; the binding constraints are the valuation, the lender's LTV policy, and your FOIR — all obligations including the new EMI must fit within roughly 40-50% of documented income, per the screens in our approval guide.
Is LAP interest tax-deductible?
Only in specific cases. Section 24(b) allows the deduction where the loan is for purchase, construction, repair or reconstruction of house property — within the ₹2 lakh cap for self-occupied property and against let-out income per the set-off rules. LAP borrowed for business purposes can be claimed as a business expense against business income. LAP for personal uses — weddings, consolidation, consumption — earns no deduction at all, however secured the loan. Confirm the Income-tax Act, 2025's renumbered section with your CA before filing.
What is the difference between LAP and a home loan?
Purpose and pricing. A home loan buys or repairs the house that serves as collateral — cheapest rates, the longest tenures, and Section 24(b) plus (old-regime) 80C benefits where the conditions are met. LAP pledges an existing property for money used elsewhere — roughly 0.5-1.5 points above home-loan pricing (HDFC: 8.55-13.00% versus 8.00-13.45% at November 2026), shorter typical tenures, and no home-loan deductions. If the money is genuinely buying or repairing the property, structure it as a home loan.
What happens if I default on a loan against property?
The lender's recovery runs through secured-debt enforcement: demand notice, possession of the property, and auction — a process measured in months to years, longer than any unsecured recovery and graver in consequence because the collateral is the property. Before that stage, the loan's floating rate reprices at least quarterly with the external benchmark, so stretched borrowers face rising EMIs too. This is the loan to stress-test hardest: model the EMI a point higher and keep the tenure short of your retirement.
Can I prepay or transfer my LAP to another lender?
Yes. RBI's directions bar foreclosure and prepayment charges on floating-rate loans to individuals for non-business purposes — the same rule that makes home-loan and personal-loan transfers cheap — so exiting or transferring a floating-rate LAP carries no exit penalty; fixed-rate LAPs can charge per the agreement. Transfers run through the same underwriting as a fresh LAP (our balance-transfer guide walks the flow), and top-ups against growing equity arrive pre-approved — apply the blended-rate discipline before stacking.
